Selling - For Sale By Owner

thumb_512_tim_riley.jpg
By: Tim Riley

In my last blog I mentioned the number one reason to sell FSBO, you save thousands and possibly tens of thousands of dollars. This is what draws people initially, but as you begin to research selling your home by yourself you learn there are multiple perks. I have seen all of the following perks helping people sell; Davenport homes, Bettendorf homes, Moline homes, Rock Island Homes, Eldridge homes, and many other areas in the Iowa/Illinois border.

Personally, I like everything that goes into selling a house. So doing some leg work is not a big deal. For starters YOU will have to price your home. To do this you need to look at comparable home prices in the area. I love doing this and can get lost in it. Plus, if you are selling then you are probably buying and you are getting a feel for the market. In the end, listing on your own allows you to list your house cheaper than most realtors would. What does this mean? You will get more action then a Hollywood socialite. If you still have no idea what to list your home for some realtors will give you a free market analysis.

Let’s think about the marketing of your home. Ten or fifteen years ago it would have been very difficult to market your home by your lonesome. In today’s technology savvy world there are fsbo businesses that take professional pictures, create flyers, and have websites to list your house on. Another huge advantage of technology is social networks. Literally millions of people are connected with Facebook, Twitter, Pintrest, etc. You can share your house via social networks and have your friends and family share too. This alone helps market your home to well over a thousand people.

Ok, I need to get off my soap box.  I pledge to keep my blogs short, sweet, and to the point (SSTP). Next time I will tell you the legal perks of selling solo and how much FUN it is!

Why Sell FSBO In The QC?

thumb_512_tim_riley.jpg
By: Tim Riley

#1: It’s a small financial investment with a huge return possibility:

There are reasons upon reasons to sell your Davenport home on your own, otherwise known as For Sale by Owner. The biggest reason why people sell on their own is because you literally save THOUSANDS of dollars, I mean bookoo bucks. On average a realtor will charge a 7% commission fee. These rates would stay fairly common across the board for popular local companies such as Mel Foster, Ruhl and Ruhl, and Remax.  The percentage doesn’t sound like a lot, but when you’re talking about a home sale price of $100,000-$300,000, the commission fee works out to be $7,000-$21,000!

I am not saying realtors are the evil spawn come to steal your money. They are actually quite nice and can be very helpful resources.  But wouldn’t you want to try and sell on your own to save thousands of dollars of hard in cash? Take for example FsboFox. If you buy the largest package with all of the bells, whistles, and even expertise it will run you a cool $399. This price even lists your house until it sells with no renewal fees.  Or,  you can be economical and look into the $99 package. Are you willing to spend a couple hundred dollars to save thousands and thousands? I am, and I did. After all, the wife’s yearly shopping excursion isn’t cheap, and I like to keep the misses happy and have some extra cash in my wallet, CHA-CHING!

Check in on Friday for more great reasons to sell fsbo in the Quad Cities.

A Fresh FSBO Blog In The QCA

thumb_512_tim_riley.jpg
By: Tim Riley

Hello everyone! I would like to start by saying thank you for tuning into my blog. My name is Tim Riley and yes I am a first time blogger. However I have spent many collegiate hours pumping out paper after paper which at times I felt like an unemployed author. I find Facebook and Twitter to be more my speed; short, sweet, and to the point, much like my blog will be. I have lived in the Quad City area nearly all my life living in both a small town and “big” city atmosphere…ehmm, Davenport. I did a short stent up north, otherwise known as my college years at UNI.  I have always had a passion for nearly anything related to homes, which is what I will spend most of my time chatting about here. So if you share the same interest in real estate, DIY, lawn and garden or just “talking house shop” be sure to check in and share. I will share my around the house experiences, personal FSBO experiences, and hope to hear from you as well.

Quad City Homes Professional Photography

By: Justin Hawker

One of the things that makes all the difference in selling Quad City Homes is the quality of the pictures.  FSBOFox uses top notch camera equipment with wide angle lenses that capture more of the rooms of the Quad Cities Homes we photograph.  We also color correct and lighten photos when necessary.  Take a look at the below photographs,  one taken with a regular camera and another with our special wide angle lens.  The difference in how big it makes the room look is remarkable and really shows off the QC Homes we photograph.

Living Room taken with regular digital camera.  Room looks small.

Living Room taken with wide angle lense.  Room looks much bigger.

Dining Room taken with regular digital camera.  Room looks small and cluttered.
